For mortgage loan originators
A CDLP® Doesn’t Do the Loan. A Licensed Loan Originator Does.
Every Certified Divorce Lending Professional is a licensed mortgage loan originator. But the license is not what the CDLP® certifies, and the loan is not what a family law attorney refers you for.
That sounds like a contradiction, so it is worth taking apart. If you are a licensed originator, you can already take an application from a divorcing client, price the loan, get it approved and close it. So can every other licensed originator in your market. That work belongs to your license, and nothing about the CDLP® changes it.
The CDLP® certifies a different job. It happens earlier in the case, it serves a different client, it produces a different work product, and it is paid differently. The CDLP® Practice Standards say it plainly: mortgage origination is a separate work product that follows the divorce mortgage planning engagement. Two engagements, in that order.
Two jobs, and only one of them is the loan

What a CDLP® actually does on a case
None of the work below is an originator’s job. That is exactly the point. A family law attorney does not need another lender. They need someone who can contribute to the case.
Gaps in the settlement agreement
Identifying gaps in the settlement agreement, before it is final, that will close off the family’s housing options.
Qualifying income
Using knowledge of family law and tax codes to find additional qualifying income the case has not counted.
The equity buyout
Building strategies and solutions for a buyout that is feasible, affordable and sustainable.
Mediation and the courtroom
Sitting in mediation, or testifying, so both spouses work from one verified set of housing facts.
In our experience, less than 20 percent of what a CDLP® does has anything to do with the mortgage itself. The rest is the case.
Why this is the part attorneys refer
Closing the loan does not make you relevant to a divorce case. It makes you useful at the end of one. By the time a signed settlement reaches a loan officer, every decision that mattered has already been made, and if the housing plan in it cannot work, the loan officer is the one who discovers it.
The attorney is not deciding whether you are good at your job. They are deciding whether bringing you in makes the case better. Identifying a risk in the settlement language while it can still be fixed changes what the case can do. A fast closing does not. That is the whole referral decision, and it is why “I can do the loan” has never been enough to earn one.
And yes, the loan still follows
Nothing here asks you to give up origination. When a client is ready to finance, you can originate the loan as a separate engagement, with its own disclosures, compensated the way it is today. On CORE, the advisory fee for the planning work is earned on top of commission, never instead of it.
Some cases will not produce a loan for you at all. The client may keep an existing loan, sell, or come to the case with a lender already attached. And a CDLP® who also holds the Certified Divorce Housing Neutral™ designation does no loan for either spouse in a neutral matter. The planning work stands on its own in every one of those cases, which is exactly why it is worth being paid for.
The short version. Your license lets you do the loan. The CDLP® is what gets you onto the case before there is one.
