As a Certified Divorce Lending Professional, (CDLP®), I focus my practice on helping divorcing homeowners make a more informed decision regarding their home equity solutions and the divorce team identify any potential conflicts between the divorce settlement, the mortgage, and the real property.
I started my mortgage business back in 1995. Loan applications were taken by phone or in-person at the office. At that time, few had cell phones, let alone e-mail and websites were few and far between. Appraisers would need to have film developed, so that they could then tape property photos to their reports. Credit reports were printed on special security paper, and credit monitoring for consumers was non-existent. Underwriting packages, often as thick as college textbooks, were picked up by local couriers on a daily basis so they could be submitted for loan approval. The process was long and arduous, and could often take more than 30 days to go to settlement.
Much has changed since then, thanks to technology. Consumers who want to buy, build, refinance or remodel have access to mortgage financing options at their fingertips. They can apply online or via mobile apps, and e-sign disclosures via their smart phone. Income and assets can be auto-verified, and financial documents can be uploaded to secure portals. Credit reports are no longer a mystery, as credit monitoring is widely available to all. Underwriting packages are submitted electronically, and underwriting approvals can be ready the same day. The entire loan process, from application to settlement, can be completed in as little as 10 business days.
What has not changed, is the need to provide good old-fashioned customer service.
