As a Certified Divorce Lending Professional, my practice is Divorce Mortgage Planning. This is not a loan product or a mortgage application. It is the analysis that sits underneath the property and debt decisions in a divorce: what the equity solutions actually are for each party, whether the proposed settlement will support financing once the decree is entered, how support, timing, and title language affect qualification, and where the settlement, the mortgage, and the real property contradict one another. I bring that analysis to the divorce team while the terms are still open, because after the agreement is signed, the language is what everyone has to live with, and financing has to conform to it rather than the other way around.
Terry Mooney, Mortgage Advisor, Divorce Mortgage Planner
Mortgages are complex. Divorce is stressful. Mix the two together and you have the potential for costly mistakes and decisions that are made without insight into how the two processes interact.Terry provides the professional insight needed to navigate the complexity of not only mortgages but as to how the division of the home as a marital asset affects each party. By providing an in-depth analysis of the property ownership, income sources, credit and debt analysis, mortgage financing options, and the ability to access the equity. All of this is provided in a neutral, solution-oriented, divorce mortgage planning process. In most divorces, the marital home is the largest asset to divide. Analyzing all this is important to a successful outcome.
Terry’s mortgage lending practice is focused on providing the solutions that will provide a successful and less stressful outcome to the divorce process. We look at where the client is now and where they want to be post-divorce and then provide the roadmap and the timeline to do so. Once the plan is in place and the divorce is finalized, Terry can then provide the mortgage financing to retain the home or to purchase the future home.
