As a Certified Divorce Lending Professional, (CDLP®), I focus my practice on helping divorcing homeowners make a more informed decision regarding their home equity solutions and the divorce team identify any potential conflicts between the divorce settlement, the mortgage, and the real property.
For over 2 decades, I have been assisting home buyers and homeowners to achieve the dream of homeownership. During this time, I have assisted a great many clients who have faced the challenge of mortgage financing after a divorce. I have learned how the lending guidelines apply specifically in divorce cases and in recent years, with a tightening of guidelines, it is imperative that clients are working with someone who has an in-depth knowledge of how support payments, division of equity, and assets affect the ability to finance a mortgage. And now. It s even more imperative that this be done in the beginning stages of the divorce process so that the desired post-decree outcome is achieved.
In 2020, I joined the Divorce Lending Professional Association and became a Certified Divorce Lending Professional (CDLP). By continuing to educate myself and being able to collaborate with other professionals, I have developed the knowledge and expertise to assist not only my clients but also their attorneys and financial professionals to understand the opportunities, as well as the challenges that divorce can bring to mortgage financing during and after the divorce. Among these challenges are income vs. qualified income, contingent liabilities, equity buyouts, and more. In my 20 plus year career, I have found that working with divorcing clients and their counsel in the early stage of the divorce process I can assist in preventing an unnecessary sale of a marital home, or worse, loss of that home. I serve as the resource to assist in planning a successful and desired outcome beneficial to both parties.
By working together we can reduce additional stress during and after an already stressful time in the client s life. With my expertise, compassion and personal experience, I can assist you and your client in making the correct decisions. The right advice, at the right time. My goal is to be THE trusted resource to the Attorney, Financial Advisor the client.
